Water monitoring

Regular monitoring ensures water temperatures remain outside the range where Legionella bacteria thrive—typically between 20°C and 50°C, with peak growth in stagnant water at 35°C to 46°C. Our service includes running water for two minutes, accurately recording temperatures, and logging results in line with your Legionella risk assessment.

  • Flow Safe Compliance offers routine water sampling, the most cost-effective method to assess water quality in any premises. Our technicians collect samples using appropriate bottles and send them to UKAS-accredited labs for analysis. We provide detailed reports with actionable recommendations. Sampling covers all water systems, including cold water tanks, showers, calorifiers, water heaters, cooling towers, and jacuzzis.   • A strong flushing regime is essential for Legionella monitoring to maintain compliance and safety for customers and staff. Flow Safe Compliance recommends regular flushing to eliminate bacteria, especially in underused outlets where water stagnation occurs. This can be performed by an in-house responsible person or our qualified engineers. All flushing records must be retained for five years to ensure adherence to regulations.

Servicing & maintenance

  • Increasing hot water temperatures at outlets to over 50 degrees centigrade is necessary to control legionella bacteria, yet this can increase the risk of scalding.

    TMVs are a device which will effectively avoid scalding to ensure that the water temperature is safe and comfortable. Hot and cold water is blended as it passes through a valve on its way to the tap, ensuring it’s at the optimum safe temperature when it reaches the water outlet.

  • Routine water sampling is the most cost effective way to determine if the actual quality of the water in any premises is fit for purpose. We offer a full sampling and inspection service to cover any water system. Water samples are collected in appropriate bottles by our technicians and sent off to a UKAS accredited laboratory for analysis. The results are then reported back to our customers with recommendations for any required action.

Remedials

  • At Flow Safe Compliance, we understand that cold water storage tanks are among the highest risk areas for legionella growth due to stagnation, rising temperatures, and potential contamination. In line with ACoP L8 guidelines, we recommend annual cleaning and disinfection for potable water tanks, while non-potable tanks should be cleaned based on findings from yearly internal inspections.

  • At Flow Safe Compliance, we offer on-site surveys to assess your water tanks and provide expert recommendations. If your tank is in good condition and well-maintained, we may suggest a repair. However, if it's old, heavily damaged, needs relocating, or no longer meets your capacity needs, a replacement tank is likely the best option. To maintain an uninterrupted water supply during replacement, we can set up a temporary mains bypass or a temporary tank system. For example, we recently helped a hotel client by replacing a leaking large tank with two smaller interconnected tanks, ensuring full storage capacity and a reliable backup for emergencies or routine maintenance.

  • Flow Safe Compliance highlights the risks associated with dead legs—sections of pipework that lead to outlets with little or no water flow, often causing stagnation. According to HTM 04-01 Part A, such pipework should be no longer than three metres. Dead legs, especially near remote outlets like hand washbasins, can increase the risk of legionella. Where possible, Flow Safe Compliance recommends removing these dead legs or minimizing risk through regular use and effective system management.
